Fire Damage Rebuild Great potential

I have located a fire damaged S/ Family that has since been zoned for multi-family in a area that has several new properties.  Project seems overwhelming, need help to execute

Total Loss? Then take the SF and multiply by $300 - $400. That will get you a close number. Does that pencil out for a profit?

Essentially you have a vacant lot with utilities, but you have to demo everything and get it inspected before you can start. 

Might be a deal, might not.....? Why do you see 'great potential'...?
