I am disappointed in myself if I am honest and I am being very hard on myself (although I know that it is counterproductive I have not learned yet to be easier on myself).I have taken many bold actions and I am proud of these actions but, I have to learn how to be easier on myself because, it is very draining to ride this emotional rollercoaster.

If the highest dollars are gotten on the MLS why do Turn key or even you offer properties to out of state investors and have bus rides etc etc.. when you would simply list them and sell them like we do here on the West coasts..

Like I said, foreclosing a borrower is not all flowers, rainbows and pony rides.  

Of course, if you have the wherewithal to ride out any downturn or you understand the market extremely well to the point you know ahead of time when a market is going down then that mitigates your risk considerably, however, you are still speculating on market timing.
