Journal of an Investor in Canada (12 deals in 12 months)
I am going to use this thread to update everybody on my progress on a daily or weekly basis. My goal is to have feedback, encouragement, debate and constructive criticism. I had originally started a blog for this purpose but I think I will try it on the forum as well. I will be updating this post regularly with my progress.
I have had a lot of ups and downs since I started on my own in October. Hopefully this will help motivate at least one person.
Up to this point I have led a marketing campaign that has generated 334 phone calls from motivated sellers.
I have made more than 200 verbal offers over the phone after going through my question sheets.
I have had 11 motivated sellers who verbally agreed to my verbal offers over the phone.
There have been 3 occasions where the verbal offers materialized into a property visit and I have made 3 written offers none of which have been accepted.
I have done all of this since October 1st, 2014. I also have many other things going on in my life where I am achieving astounding success. I do have to admit however that I am exhausted and I am looking forward to recharging my batteries over the holidays.
I also am going to adjust my marketing campaign in the upcoming year so that I don't generate as many phone calls in such a short time, at least until I start having some help in answering the phone. This is because I really like the idea of slow and steady wins the race and, I realize that I need to go a little bit slower in order to become steadier and to maintain my consistency long term.
I need to continue to regularly take the following actions:
1. Marketing
2. Answering the phone
3. Make verbal offers.
4. Make appointments with sellers who accept my verbal offers
5. Perform my due diligence
6. Visit the house and make offer
7. Network regularly with other investors and real estate professionals
8. Negotiate and close the deals
9. Utilize the exit strategy that will give me the best return.
10. Wash rinse and repeat.
What is hard for me right now in terms of motivation is that, although I know on a rational level that the abovementionned steps will work and have worked for millions of other investors I have not yet gotten 8, 9 and 10 since October 1st 2014. I am disappointed in myself if I am honest and I am being very hard on myself (although I know that it is counterproductive I have not learned yet to be easier on myself).
I have taken many bold actions and I am proud of these actions but, I have to learn how to be easier on myself because, it is very draining to ride this emotional rollercoaster.
