Since I won't be able to just not re-new a lease, getting a tenant out will be easiest if the cause is:Failure to pay rent, Breach of lease, Nuisance or Failure to give access.  

Write it up as a personal letter.When you do all that, then contact a local RE Agent to give you a list of all the houses in that neighborhood that have sold in the last 5 years with all cash.

A mentor of mine by the name of Nick Ruiz had a podcast on BiggerPockets and through that, I was able to find this wonderful site chock full of RE info and those that are involved in RE.My immediate goal is to get started in Real Estate wholesaling (the right way lol) and eventually move into rehabs/fix and flips and eventually buy and holds.

In perhaps 5 years, you are less of a guy who buys and manages houses to a guy who runs a RE investing company.
