I have been focused on duplexes, as every triplex I have seen cannot support the utility costs during the winter that the owner pays (one natural gas boiler with water baseboards throughout the property is very popular in my area).

Though, I have learned good techniques for when the situation arises again.

Explain the value you bring- how they will be compensated, why it is SAFE (usually the biggest one), your exit strategies, what you will do when situations arise, what you will take care of and what you need from them. 

Do you have extra-cash or a line of credit to fix any problems that may arise?

As of now I am mailing to probate leads and I will ask questions as they arise.

They just take the LLC paperwork to close because they are now the owners.Btw: heard this from popular guru.So my question was is anyone doing this?

When I go away I leave my keys in several different lock boxes so if a problem arises I can then direct my handyman to the lock box and he can access only the needed keys.

On a standard lease best estimate would be $750-$850/mo  but in our area vacation rentals are popular and can demand over $1000/week and with this location I would say you could stay booked rather easily @ $600-$800 a week.This advise is not going on deaf ears....I am in too deep for the market.

Well with us being in a rising real estate climate there are subtle ways to maximize value and get more for a property than you usually would that most professional rehabbers know, which would be something else you can question them about.
