Comping a Difficult Property

So occasionally I come across a property lead where the house is unlike most homes in that area. For example, I recieved a lead for a 6bd/2ba property, but all of the homes within .2 miles (it's in the city so 2 blocks down may have a completely different price) that have sold are 3-4 bedrooms. This situation can happen for multiple different scenarios. So my question is this, how do you comp a property where there aren't quality comps to use?
