Before this, I mailed the owner a letter, other investors tried to purchase this same property to no avail...But , when I contacted the owner, the same neighbor put in a good word for me....Yaaass, we closed that sweet deal in 2 weeks...This same neighbor referred a tenant..She calls me if anything out of the ordinary takes place at those 2 properties..1.  

I have been going to the court house for probat files and writing down the executors (inheritor) name so I can mail them.

@Jason MaCMA- Comparative Market Analysis aka comps.As for how you can go about getting leads..drive around the locations you are interested in and find properties that appear vacant, find out who owns the property (check county records for example) and mail them a letter or call them if you can find their number.  

I'm looking to start a direct mailing campaign to find sellers for apartment buildings (6-100 units) in my local area. 

Great reminder for me to slow down and go back to a. doing solid due diligence and b. negotiating.

They have research tools to help you build lists for direct mail campaigns, but you still have to send out the mail (they can do this for you too, but it's pricey.)Part of the issue with me is that I have access to the local MLS and have can get most of the same information that I was using realeflow for.
