Be cautious of anyone who can't quickly and easily provide you multiple listings they own or manage, who promise you more than what your gut tells you the nightly rate is, and anyone who doesn't use AirBnB / VRBO and only use their 'professional websites'.  

I am currently in the midst of complete gut rehab condo conversion. 

I come into this with ZERO background but a strong gut feeling that REI is how I will get to the freedom I am looking for. 

Neighbors place of business caught fire, (from a wood stove/ mini incinerator) gutted the place, including the rental apartment connected to it, bad enough that they decided to level the place. they decided to use a 40 ton excavator to bring it down, and instead of using the businesses driveways, they tried going through our yard, breaking a retaining wall with a fence, leaving DEEP ruts, damaging our driveway and the main road, cut down tree branches, which they threw and hit one of our parked cars.

Get rough estimates for gut/rehab of kitchen, bath, floors, etc. based on the design you want.

If I need to evict the tenant I can easily afford the monthly expenses.If my tenant trashes the place, I will, in the worst case, have to gut the inside.

This was a total gut and complete restoration.

The house was an estate sale that needed a gut reno.
