Based on how much appreciation you've made on your current property, it seems to me it blows any cash flow market out of the water.

@Easton Curtis normally I advocate starting as soon as possible so like your thought process of buying now and then holding it when you move away.

Let me play devils advocate  Maybe they’ll be stuck renting from people who provide nice, safe, clean,  4 bedroom, 3 bath, 2000+sf houses with double or triple garages, a yard and laundry for under $1500.
