First property what you recommend to save some money, best DIY property management App or just hired a property management company?

If this is your first property, I would recommend hiring a PM for at least the first year to get you started. There is a lot more to managing a property than just sitting back and collecting rent. How close do you live to the property? Do you know all (or most) of the landlord tenant laws in your state? Do you know the habitability laws of your state? Do you know the fair housing laws (federal and state)? Do you understand Section 8? Do you know how to deal with an applicant that has an ESA or service animal? Do you understand how to handle the deposit? You don't need to have a PM forever but I would have one until you are comfortable with all of the above topics and others I left out. Some investors will disagree with me but I don't like to see new landlords get themselves into trouble if they don't fully understand what they are getting into. Good luck!
