Thomasboro- Hoskins: How is the Neighborhood?

Hey everyone! looking to house hack a deal in the Thomasboro- Haskins area, closer towards Freedom Drive. I found some promising properties in the area, but im concerned with the crime and the level of safety in the area. not so much for me, but how it also may affect my ability to fill my place with good tenants. there are some new houses near the property I am looking at, but its hard to judge the neighborhood after one to two looks.

after an intial online search, the reviews did not come back as promising on the level of crime in the area, but i don't know how old those stats are or where exactly they may be pulling from. 

Does anyone have any insights in the area, both the current level of safety in that area, as well as what might be coming down the line?  I know its in the Path of progress,but any insights on any upcoming commerical projects in the area as well would be very helpful.
