Doing something like a subway tile or is there a product that would give the look of a tiled shower that factors in the window?

As the others have mentioned, call around to local agents and property managers to discuss what market rent is and what common lay outs would be.

And I have some lots I like in the area....I need to lay eyes on them.

This condo I’m looking at has cracked tiles at a corner of the unit because the floor popped up.

Now they are replacing part in the shower that is in the wall, so had to remove part of the tiles.

It had 1 bedroom, 1 bathroom, 1 small office, and was completely outdated and gross (Acoustic tile painted black, painted wood-panelled walls, nasty dog-smelling carpet, etc)We put about $30k into renovating it - It now has 2 bedrooms with new walls, drywall ceilings, a full kitchen, completely new bathroom, new light fixtures, etc - it is essentially a luxury condo that we are now househacking with.We sought a refinance in July 2019 and an our appraisal came back really low - only $250k.

If you are doing electrical, plumbing, and shifting of the physical layout, then get a licensed contractor.As an example, i do items like tile but without a license could not do your electrical (even though i know how to).Hope this helps,Matt
