Tile vs. lifeproof vinyl plank flooring

Hi everyone. I’m a newbie to the forum although I’ve been following the podcast for quite some time.

Looking to close my first unit and wanted to get everyone’s advice or opinion.

This condo I’m looking at has cracked tiles at a corner of the unit because the floor popped up. Just curious what do you guys think I should do.

1) Gut the house and replace the tile (looking for a modern light wood tile)

2) slap lifeproof vinyl plank flooring found in Home Depot.

I’m going to do the Reno myself but had experience here and there with both, but far from an expert.

Little background of myself. My investment property is on Guam, I say a lot of houses use tiles because that’s just a norm here. Island life here so guess that’s just what’s more fitting?

Plus I don’t have SO much cash to do a full blown Reno. I was thinking budget of $5-10k to flip this place, rental grade ready.

Sorry if it’s such an odd ball post or something that’s been answered before. Any help would be appreciated :)
