Popped on your website ( waiting for everyone to wake up LOL)  I see your inventory is in the mid west deep south with low value assets.rent to own is nothing new and guys/gals have been doing it forever in those markets.. 

Today's market conditions don't last forever and if you're able to get through the tough times over the long run you'll be doing fine and owning even more properties. 

You won't have that option forever.

My thoughts were that an option we could take is invest our $40k into real estate, use the cash return to reimburse savings over some years until we know where we want to settle down (we've talked about North Carolina if not Texas doesn't feel like our future forever home).

Many of the podcasts and much advice says to get started and not to sit on the sidelines forever.

I don’t know that anyone could say it would be forever, but should be good for a few decades.I would hope local contractors would know enough about the soil your property is on to tell you the longevity of this type of solution for your property.

So you're talking less than a week's work a year to handle finding new tenants and I would owe you $6,000 for those 4 placements - plus 10% a month (forever!)
