PLEASE HELP - Vacancy

Josh Na
Posted

Hi all. I bought my first property (3-unit house hack) earlier this month. I currently have a 3 bedroom unit that is vacant that I have been trying to fill for three weeks with very little success. I have had only two people visit the unit over 21 days and neither applied. I have this listed everywhere: FaceBook, Zillow, Apartments.com, etc.

This is starting to have a very negative affect on my mental health. I think about this all the time and I don't know what else I can do to get this unit filled. I can try lowering price, but if I do that then I will feel defeated as that would mean I over-estimated my potential rents. Based on comps I was seeing in the area I thought my rent number was fair. I'm reading that it takes most people a couple of weeks to fill a vacancy and I am starting to freak out. What can I do??

@Josh Na welcome to BP! Make sure of your rental amount, and take great pics. Check your content to use words like safe, bright, fresh, clean etc. If it is close to schools and hospitals, say that.

Don't show at the drop of a hat. Prequalify, and only show to those who pass. Never lower your screening requirements. A vacant unit is better than a bad tenant. All the best!
