We focus on buying subject to, lease/purchase and owner financing and this answer is based on the premise of selling all our homes on rent to own and thus calling that the "deposit".Hope that helps!

I would suggest before purchasing any rental property, you focus on reading up on Maryland Landlord/Tenant Laws, possibly attend a few rent court cases in the city/county that you are considering purchasing a property in and perhaps even find a mentor/coach that has a lot of experience in that area.
