I do rehabs in San Diego where my purchase price is usually from 900k to 1.3 million and I try to make 20% of the purchase price per deal and try to do 5-6 deals per year (if I can find them which is becoming harder).

I'm looking to understand how forming a Real Estate Syndicate works and how to pitch and find investors once I find a deal that matches my criteria. 

There are some special assessments coming up, and I've heard that some of the neighbors have been dropped by their home insurance providers and are struggling to find affordable home insurance in SD. 

I would look around  and find someone else.
