How do you find and investors and get financing for a real estate syndicate?

I'm looking to understand how forming a Real Estate Syndicate works and how to pitch and find investors once I find a deal that matches my criteria. As a young investor, how do I gain credibility, trustworthiness, and understanding between investors when going into deals? When proposing a deal to potential investors, how many investors is ideal to say fund a $500,000 duplex intended for buy and hold? How does the loan process work without proof of income and what percent down is required?
