I've noticed a steady increase in the frequency of unsolicited mailers I receive offering my buy my house ("why worry about repairs, we'll buy you house as is, all cash, quick close" etc., etc.).

Henri, those same thoughts went through my head but one thing I’ve noticed the more properties I go look at and the more offers I send the less intimidating it gets. 

My brother and I really wanted to focus on BRRR but as people have noticed, really hard to make it work in LA.

Chances of this applicant being able to find another landlord willing to take the risk on renting to him on such short notice is unlikely.
