Typically this is done with a civil engineer.Once the lot is approved and split, then you would work up the plans to bid the buildings.

She could not believe that the tenants actually gave me her number since she is still in litigation with them for damage to her home, thousands in lost rent, cost of having to remove all of their belongings, etc.

I know it can be expensive and time consuming, but not as expensive as exposing all your assets to litigation on one property.You can find the cheapest entity and use that for the property level entities.
