Typically this is done with a civil engineer.Once the lot is approved and split, then you would work up the plans to bid the buildings.

There's civil engineering soils engineering, and if needed environmental impact reports, etc.

I've appeared many times on behalf of owners in civil court on complaints of no heat and those cases are very difficult to defend. 

@Russ Scheider and @Troy Gandee I am very familiar with Mark and Robbie as I use them to close my deals but I am speaking of someone who knows their way through litigation.  

I have currently graduated from college with a B.S Civil Engineering.

She could not believe that the tenants actually gave me her number since she is still in litigation with them for damage to her home, thousands in lost rent, cost of having to remove all of their belongings, etc.

There was no out of pocket or loss to the owner, so litigation ensued, eventually (one year later) the owner lost and had to refund the money we had in escrow.

I know it can be expensive and time consuming, but not as expensive as exposing all your assets to litigation on one property.You can find the cheapest entity and use that for the property level entities.

Just looking for a way to retire on time when I can (civil servant).
