Kilgore is not much of an oil dependent town and big enough that a house priced right should not be on the market for a year and you should be able to rent it quicklyJoin the Kilgore as well as Longview and East Texas homes for sale/rent Facebook groups and put the property up for rent within those groups.

You'll get a good idea of the market conditions and what houses are going for, as well as meet people and expand your network.There are several great resources and groups; one of which I highly recommend is a facebook group called "Investor Underground," where Austin investors connect on both ends of the deal.

There is also Facebook groups that is people searching for housing by room only.

The CARPOA facebook page is the best place for that kind of information.

You can usually find them on facebook or on meetup.com.I'd network like crazy and try to speak with existing landlords about where the best places are to invest in your area.

Apps such as 5mile and other online selling platforms such as facebook and other market places and BOOM it hit me.

I wish there was a simple easy way I could tell you I figured out, but so far it's basically just combing through craigslist (after a while I've learned to tell which posts were just wholesalers and which were actual owners at a glance), consistent posting on facebook, calling off "for rent" signs, and a couple multi-family brokers I've bought lunch for (best investment yet!)
