I would love to be able to integrate my leases and my QuickBooks into one system, but more importantly, I am looking for a website option for advertising, as well as tenant portal options to facilitate ACH payments.

Not everything you listed is a "portal." 

My realtor has been very pro active, I have automatic alerts set up on certain areas for new properties via the MLS portal, and I try to do my own research with apps like Zillow and Realtor.com.  

The portals are not all created equally so be careful who you choose to work with.  

the property is in river grove illinois I'm sure there has been no tax sale from what I can see on the cook county tax portal no heirs have taken interest but I'm almost positive I could get this property for nothing with some good negotiating
