This market is booming

I haven't done any long-term rental business in almost 2 years but STR is booming and most of my clients are looking for another purchase already!

I like the platform they have setup, easy to see realtime payment history and collector notes if they are the servicer on the note being offered, and good communication tools between the buyer and seller through the process.  

Low supply + High demand = Real Estate boom   It is important to use more than one metric to determine if a complex market is high or low.

The stuff that is getting crushed seems to be the generic SFH or apartment that was thrown up without much thought and made money in the post pandemic boom but is struggling to compete now.

GUC for Multi-Family Housing is booming in some areas of the country and not so much in others... the law of supply and demand says that at some point the supply will outpace the demand and then the rental rates will begin to slow as well...
