Investment Info:

Small multi-family (2-4 units) buy & hold investment in Columbus.

Purchase price: $175,000
Cash invested: $175,000

We've just started the REHAB part of this BRRRR. It's mid Feb 2021 right now and we hope to have it done by April 2021.

What made you interested in investing in this type of deal?

Cash flow and appreciation potential.

How did you find this deal and how did you negotiate it?

We found it on one of the RE search sites. Our Realtor Zeke Liston told us about the details of the multiple offers and we offered enough to secure it, but we didn't overpay.

How did you finance this deal?

Cash

How did you add value to the deal?

We are remodeling the kitchens and bathrooms, and refinishing the floors. We added new furnaces too.

What was the outcome?

Lessons learned? Challenges?

We learned not to accept the first GC bid. We saved over $20k by just getting multiple bids.
