Looks like they filed on April 16th and tried claiming weeks before their actual termination date of April 27th so that would be why there are weeks that were not paid. 

I said I've owned the house basically 7 years and you're asking me if in 7 years property values have gone up at all/the house has gained value/are there even gains to claim?

They can file a claim with the credit card company, prove the charges were justified, and the credit card company will pay them back.I don't know of many companies that ask Landlord permission before allowing certain forms of payments.

I am trying to record a quit claim deed.

Is a Purchase Agreement form and a Quit Claim Deed sufficient for this transaction?
