Hello  BP - I am curious what other owners and PMs are doing/feeling about tenants mounting large, heavy, TVs on walls..... 

So if you financial model depends on having that 2nd unit, and now it sits vacant for a year or two while you sort out the lawsuits, permitting, remodel, etc....then it will be painful.Obviously plenty of people do it, but you could also be flirting with disaster....and think about it from your point of view....if you buy a single family in a single family neighborhood, do you want all the neighbors converting those homes to multi with all the associated issues.....lower water pressure, clogged sewers, more trash, street parking, yard parking, more people in the neighborhood, etc.

They are so pressure free and want to see their clients succeed.

This puts extreme pressure on the existing staff and results in a high employee turnover rate.

They pay like clockwork but the police are pressuring us about this mess since we are on the deed.

I didn't look much in Mount Washington, but since I work in Monroeville I didn't want to look in that area. 

Because they paid very late the first month (past halfway thro the month) with late fees though, they lulled me into thinking the same was perhaps happening last month, so didnt pressure them much until towards end month.

Don't forget to consider raised flower and veggie gardens (**Don't use pressure treated wood for consumables!!!

You can find larger homes in Butcher's Hill, which is just north of Fell's Point, Mount Vernon, Union Square, Bolton Hill and Reservoir Hill, and there is demand for rental housing in all of these areas.Good luck!
