You might get at least an idea on how much life the roof has left in it, and how old your water heater is, HVAc, heating system, etc and figure out a number to set aside for replacing those someday. 

Some other information is this property does have Central Air system.

There is a lot to understand with the Dodd/Frank Act and due on sale clauses. 

There might be re-grading that has to be done on the exterior and digging out the outside and sealing as well as the inside.If the weeping system is broken or outdated it would need replacing.

Wholesaling is not the situation that you can just jump right into without knowing what you're doing first, there is a lot to learn and a lot to know before you can talk to a homeowner that need help, there are many different situations and lots of different options and solutions that can be offered. 

My time is 100% devoted to getting a daily system in place.
