Knowledge and time, agents that are willing to dedicate time typically have knowledge that comes along with that time they put in.

I feel like mentors come when you've shown commitment, dedication, and at least a little bit of value. 

In short, there are a number of hurdles to be aware of moving however if you are dedicated and serious then you can very likely create value with local MHs, sellers, and buyers in your area.

The last half day is dedicated to playing the game Cash Flow and signing up for the really expensive stuff: class packages, mentorship programs, productivity software packages, wealth coaches, etc.

As a newbie, I have yet to find a dedicated mentor, but I've leaned on the BP forums to learn the ropes.
