Give them something to reference, but we always have luck when we give tenants a stack of deposit envelopes, and gives us a chance to talk to them, as not all pay attention to written instructions.

Download the instructions for the dishwasher see if it has a section on error messages, the dishwasher may be able to be reset. could be simple fix.. 

Have you considered modular (NOT mobile/manufactured... true modular).  

As far as carpet as long as it was cleaned and shampooed prior to move in then it is, as in, as is condition and you are not changing that.. it if has stains that didn't come out.. then you let them know the carpet condition was noted and they won't be charged for that stain.. get it done,, it's reasonable and programming garage openers are a pain so plan on googling the instructions for that.. 

But be careful of the wire instructions.

I am selling so I am going manufactured slab counters with under mount sink and the best price I have found is $46 3cm with $150 for sink and sink install...so my 51/2 foot vanity (from 1976) is getting a $765 countertop.

@Patrick Squires  There are still several of the early composite manufactures still around - SGC and Fiberon come readily to mind. 

@Thomas OrglerAny property built before 1978 may have lead based paid because after 78 lead based paint was not manufactured.
