While I was working as an employee I would listen to the Rich Dad and Bigger Pockets podcasts on the way too and from work.

Sometimes well meaning govt employees can give you misinformation.

Property Management.There's lots of Property Management companies to assist in processing applications, performing move-in/out inspections and collecting rents - - that's a 10% commission on the rents kind of business.The Property Manager, is required (in Calif) for 16+ units at one site, becomes a resident, gets paid by the owner and thus becomes an employee and that implies in your state.

@Mark Elliott  thats a little harsh on employers... what about employers that sell their companies to their employee's and said employee's make far more than 99% of people in low level real estate transactions...

I am a part time investor & career USPS employee of 27 years in Jax so I know all the zip codes and type of area the zip represents. 

This is friendly advice from someone who gets paid six figures a year (part time) to instruct employees at a Fortune 10 company. :)

Of course, I wasn't running a company with a whole bunch of employees to impress.
