I just send them to collections pay about $110 for a subsequent judgement then just wait.So far it has worked & when they get tired of the garnishee or go (in my case) to lease another truck/auto they pay me off to get rid of the credit hit.I actually had one pay me off 3 years later with 9% interest plus a hefty collections fee.I also send all the info to a guy we deal with who does tenant screenings.

The new owner if grandfathered you might not be allowed to use it as a 2 unit or if you do might be required to have serious upgrades to be allowed as a MF property.Property looks in decent shape cosmetically from the pics but I am concerned more about the mechanics and structure.
