4-month or 1 yr lease for SFH? Quick poll -

Greetings all;

My SFH is back on the rental market - in Milw, WI. My last tenants wanted out early and I was happy to let them go (first they 'broke' the tub faucet, then the stove didn't work, then they claimed there were bugs - when there were none! all in <3 months - GO AWAY!!). So now I'm contemplating a shorter - auto-rollover - lease - like quarterly or a 4-month lease, such that if I run into problems again, I may have a shorter time frame to get rid of them!

What are your thoughts on this? Any obvious problems I might be missing (aside from a possible $$ loss)?
