We are looking for local suppliers for flooring, tile (floor & backsplash), light and faucet fixtures, etc. for an upcoming rehab and would love your tips.  

We wiped the lights with tsp to clean them.

Any exterior lighting?  

We have a standard list of things that we keep in our 22 furnished short term rentals.  4 rolls of tp per bathroom, 3 bars of Ivory, 8 pack of deodorant soap.One towel for each bed, plus a few extra.Linens for all the beds, plus a spare set.Kitchen has dish soap, paper towels, pot scrubbing pad, dishwasher detergent, laundry detergent, bleach, cleaning supplies, and a 4 pack of light bulbs.Outside is propane or a small bag of charcoal for the appropriate grill.My cleaning lady does the work for free.  

Real Estate Brokers/Agents/Turnkey providers need to close deals to keep the lights on so the investors who seem to be more aggressive, know what they want or are much closer in the buying stage take precedence.

However I would warn you about the "Due on Sale" clause.  

I sent new LED can light trim kits with warm color and warm color bulbs out to the house for install.

., if you haven't already, I would suggest wiring the fan so that it comes on every time the light is on.  

The places i've seen has the plumbing/electrical/HVAC so its a fair simple go.I will admit I spend $2000 on cameras, and exterior lighting.  

Some of us love it and are investing near and others warn about falling for the Beltline b.s ;-)
