Frustrated with turnkey providers
I am a newbie investor that is looking outside of my state for investment properties. I have spent months researching markets and turnkey providers and even recently met with one on a day trip to KC. I have honestly been very disappointed with the general lack of communication with many of the turnkey providers. It seems relatively easy to arrange a meeting or conference call but when it comes time to actually purchase a property I have found that many companies fall short in the communication department. I do not have the time or patience to deal with a company that can't return a phone call or email for days if at all. I would like to know if anyone has had the good fortune of finding a turnkey provider that is responsive and professional and can deliver a solid investment property in B class neighborhoods without marking the house up above market value!

What specifically is your approach when reaching out to them? If you have reached out to several companies and haven't gotten much in the way of a response from all of them I have to believe that you may be communicating your desires in a way that the providers don't see you as a viable buyer or a long shot at best. They are of course in the business to close deals and we must assume that, that is precisely what they want to do.
I know that at Holton-Wise we are inundated with 100's of inquiries every day. The vast majority of these folks want to kick the tires on the idea of investing or are just looking for preliminary information. Or as often happens there are folks that just have expectations that are not achievable.
Nothing is inherently wrong with any of those folks above (except maybe the un-achievable expectation folks) but the staff needs to prioritize. Real Estate Brokers/Agents/Turnkey providers need to close deals to keep the lights on so the investors who seem to be more aggressive, know what they want or are much closer in the buying stage take precedence. The long shots are typically lowest on the priority scale.
Perhaps you can shed some more light on what specifically you are saying to these providers when you reach out to them. We can delve deeper into possible miscommunication, the notion that maybe your very early in the buying process or maybe they just are really bad providers.
