Well, I guess there's no better time than now to learn.1) You don't ask your Realtor about how to be a landlord, you ask a landlord how to be a landlord.2) The list you seek is one you have to compile yourself after reading books, researching NV tenant/landlord laws, reviewing other landlord's leases, watching videos, listening to podcasts, consulting with an attorney, hiring an accountant, and gathering all of the knowledge you can.3) The more you know, the easier your investing will be, and the more money you will make.

The most expensive thing I bought was a 3 in 1 game table and chairs. it is a table, card table and has bumper pool in it.

It's all a guessing game, but it is a fact that cash flow is good there.Avoid the smaller/heavily depressed towns like Shenandoah.

A property manager who can educate you on a market, help you form a strategy, fit right into your due diligence process, and execute on a clear takeover game plan as soon as you hold title.There are many good investment properties with great cash flow even after all expenses are calcuated.
