Raising Capital For Investments

Hey BP family,

      I understand only by trying and trying to raise capital you just have to do it and be consistent.  My biggest question is since there is not a general script, talking to investors over the phone how do you get past the initial introduction.  

Example:  Potential investor's name, hello this my name do you have a minute to talk, sure can it talk with you about a potential opportunity to earn 8% - 10% on an investment secured by real estate.  The next is not interested and then I ask do you know of anyone that may be interested in the same opportunity.   Can someone tell me where in that conversation do I need to fix?

Having a mentor would definitely help just trying to find a way, that has to be a way to get into this business, even if it's on someone else's deal.

What type of investment is this for? Large multifamily syndication? Is this for debt or equity? Are you registering this as a security? If not, what exemption are you using? 

Cold calling for investors seems very risky, depending on your answers to those questions.
