I've been lurking here for about 4-5 years now.  I've been following topics, watching videos, and too nervous to pull the trigger on trying to find and execute my first deal.  I think I've suffered from paralysis of the analysis for way too long.  In my time, I think I've come to formulate a pretty good strategy.

Hoping I don't fall completely flat on my face doing my first deal...
