Just Starting Out Investor!

Hello Everybody,

I had a brief Introduction in January this year  into real estate, mostly wholesaling; through YouTube videos and a friend from work. I just recently finished “How To Invest In Real Estate” by @Joshua Dorkin and @Brandon Turner in a couple of days and I’m so motivated to learn more! I think my ninche right now is to learn more specifically about “House Hacking” and getting myself into position (financially/credit) to invest.  I’m currently reading “The Book On Rental Property Investing” by @Brandon Turner and taking action on my "MINS" list to reach my goal of investing into a Duplex/Triplex to create passive income and continuing the process using the BRRRR strategy and investing in more!

I plan on attending a REI event next week and networking with experienced investors who have had experience/success "house hacking" or investing in multi family homes. And meeting with real estate agents, wholesalers, lenders and just networking! I'm also interested in wholesaling/ house flipping but want to solely focus on investing in multi families to start off! Any advice/ suggestions for a "newbie" would be greatly appreciated! I look forward to growing on this journey and learning as much as I can, I'm in the Northwest CT Area but travel all over!

Your home owners exemption will only apply to SFR and it will apply to the percentage of the multifamily you occupy. ie: if you live in a 4 plex as owner occupy in one unit then you can claim 25% of that as owner exemption, the other portion you can do a 1031 exchange, so as long as you buy something else you pay zero taxes.
