Maybe you just need to drive 30 minutes to find a pocket of opportunity? 

Here's a breakdown of my current position: Pre-approved for a loan up to $170k  $28k saved up Looking for a small multi-family (2-4 unit) that needs work I work full time as a salesman at AutoNation (DRIVE PINK!)

Each will be 5000 square feet and shaped like McDonalds and yes with a drive through.

We are looking anywhere within about a 3hr drive from Los Angeles so we can go check on the property when we need to. 

With the driveway down hill toward the house we have two choices:a. back the pickup in rear first so as the be able to drive out forward.b. park the truck in the driveway front first which requires backing out.

A quick search on the BP forums yielded zero results for meetups within 50 miles of me (13790) and only results over a year old anywhere within a two hour drive.

If you're not riding bikes or driving around and physically looking at properties (boots on the ground) you're doing it wrong.

I tell them to do a drive-by to see if he likes the area (to make sure he's on board and not wasting either of each others time), but I don't know what's next.

So far I've been searching to find distressed homes by posting on craigslist, asking for tax delinquencies, and driving for dollars.
