Seller discloser form and persons who flip houses.
I've read somewhere there is no specific time to be allowed before a property could be sold. Buy this month sell next month.
Do discloser forms mention the driveway and parking? We are interested in a property and the driveway is maybe 25% asphalt from the street and somewhat down hill. We have a vehicle that can spin on grass, gravel, dirt, and very remotely wet concrete. With the driveway down hill toward the house we have two choices:
a. back the pickup in rear first so as the be able to drive out forward.
b. park the truck in the driveway front first which requires backing out. Near the driveway is a curve in the road which becomes a blind spot of sorts for seeing any vehicles headed around the curve.
Since the rest of the driveway is dirt and imbedded gravel the best is clearly a.
There is no rain headed here until at least after October 11. Any weather estimates past 10-11-21 are just that and can not be assumed as far as rain. Rain will let us see if the truck can handle the uphill drive to exit the driveway. It might require getting somewhat of a head start as far as speed while still being able to stop before entering the road and hoping the rear wheels have reached the existing asphalt.
If we buy this property and parking or driveway become an issue and we decide to go ahead and sell it some weeks down the road, will we have to disclose the driveway issue? We'd hate to buy a property that can not accommodate our vehicle (s) or have to spend money on getting the bottom 75% of the driveway with asphalt or concrete. We don't want to pass on the home either.
There is no curb or sidewalk.
To avoid: Why are you selling? The downhill driveway isn't compatible with our vehicles. That could prevent us from being able to sell when needed. The sale price is such that we could sell in some weeks and not lose any of our investment in the purchase.
So buying and selling and losing money is not an issue. It would sell for 12-15% higher than we would have paid.
