Investment Info:

Single-family residence buy & hold investment.

Purchase price: $189,000
Cash invested: $40,000
Sale price: $320,000

This was my first investment buy & hold I purchased. I sold before the pandemic shutdown last year to cash in after a fire damage due to tenants after the house was renovated.

What made you interested in investing in this type of deal?

This was a great location and a great opportunity to buy.

How did you find this deal and how did you negotiate it?

Real Estate agent at the time had it as a pocket listing.

How did you finance this deal?

Financed with conventional loan

How did you add value to the deal?

Renovated new flooring and paint

What was the outcome?

Sold within 1 day on the market

Lessons learned? Challenges?

Don't have a home fully furnished without renters insurance incase tenants decide not to follow rules and destroy your personal property.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I did work with an agent before I was officially licensed.
