My advice to newbies is join forums that are more dedicated to agents to search before buying anything.

But it will definitely separate the pros from the passive investors who aren't 100% dedicated to making it work.I don't think the system is set up for investors to always make it work.

There's great opportunity in AFH's but you need to be able to dedicate 100% of your time and effort to making it work, there are a lot of detailed requirements for the house you choose to use including window height, closets, room sizes, etc.Another thing, you can't count on state paid residents to make you a profit, they cap out at somewhere under $2,000 a month for a high needs resident, after paying for your rent/mortgage, utlities, and 24 hour caregivers, you'd be losing big money every month, even with a full house.

I have also personally noticed that the investors coming in with other agents typically have dedicated realtor that will take the bulk of their opportunities so I tend to show little interest in the multi agent investors.

Consider a website just dedicated to each source that you can use in your mail out.

Your job may determine how much time you can dedicate to investing but it is possible.

Funds are less of a problem these days but I have LESS time to dedicate to wholesaling and what time I do have is late at night.  

I'm amazed at how successful they are in their personal lives and the level of dedication they have to seed that same success into theyre investment career.
