Thanks everyone.I will have to look up the information on the BWI meetup as i have not seen anything for that yet maybe i can come this week depending on the @Ned CareyI am located right in the Canton area downtown @James A. i will have to check out REIA, i have been looking at REI Consulting groups houses they have been posting and running formulas i made in excel to get in the habit to see if it is worth the money or not.

I was wondering about pros/cons of sending a note to the tenant, basically a "thank you" for renting and a contact number should the PM not provide excellent service.  

My credit is just below excellent and I have about $25k saved up.Right now I have next to no expenses.

Sounds like property management will be the make or break on this one, if managing yourself it would probably provide an excellent real estate education that's for sure.

@Robert Burns, I just finished reading Dave Van Horn's excellent eBook called Introduction to Note Investing.

Personally I just don't believe one can get their full potential out of reading on line.. much of what you read is just not correct.. we see it here on BP all the time .. the blind leading the blind.. faceless commentary.. some of it is excellent I have over the course of 3 years figured out who the true experts are on this site and there are many.

This is an excellent way to network with others, including investors.
