How do I get them to sign the lease, or can I just get a written confirmation move in date then have them sign the lease?

@Mindy JensenSo just to confirm, you have your license in Colorado but you are not actually a certified realtor of the National Association of Realtors, correct?

@Danielle HammondIf he states he is certified by Georgia Gov, maybe you can confirm that from their website or maybe give them a call?

Just remember that if you're violating this really valuable rule of thumb you need to be really certain of your numbers and your reserves. 

They were not sued in those situations.One thing you should confirm is if the contractor you were holding the contract with has work comp coverage.  

Hold their security deposit until they have left and you have confirmed the condition of the apartment.
