I don't know the size of your location, but here we are in a small city with a general population of about 70K, up to 100K with the small, surrounding towns.  

The town the property is in is much better than the surrounding towns.

Which result in being exposed to high touch areas and air.On the other hand, people want to feel safe surrounded only by the group, family, or friends they are traveling with, this is great for vacation rentals which are single occupancy, where social distancing is easier and cross-contamination of germs less likely.

It's been a while since I looked at Essex and surrounding areas my target price is 350k. 

Not in a major metropolitan cities and satellite cities surrounding it.

I'm more interested in the commercial multifamily side here in Austin and the surrounding areas, but open to conducting virtual meetups for general REI through out the ATX area too.

With Google, we pushed to get our ratings higher and as soon as they were higher than surrounding apartments, we started noticing traffic jump.

Ideally, we would prefer to be closer to home (Austin) & surrounding area, and are leaning towards the STR market for higher cash flow, but wouldn't rule out buying more SFR or even multi-family.
