If you had $200k+ in capital, where would you invest right now?

Hey all- I'm an investor in Austin, TX and have been investing in real estate here for about 6 years. We're considering some investments outside our of local area and wanted to get some opinions from the BP community on where they would invest money right now if you had around $200k of capital to work with. Mostly interested in multi-family, but open to all ideas. Would also love some opinons on communities to invest in that have active/healthy/outdoors elements and amenities for residents....this is probably more for personal enjoyment :)

$200K right now? San Juan, Puerto Rico. 

Despite the past hardships the people of Puerto Rico have had to endure, the short term rental market is still profitable. Maintenance costs and preparing units between tenants can be achieved at a nominal cost. Young people are drawn to the city of San Juan during the summer months. The older crowd wants to get away from their cold northern states in the winter. No passport is required, the U.S. dollar is the standard currency, and you can still comfortably place an order on Amazon Prime. 

The current legislation is permissive to new short term rentals. There is an interesting vacation rental case study available that you can review, written in October of 2019 by Zack Davisson. You may be able to find affordable property and while helping to promote tourism revenue for the territory.
