I have 6+ years Electrician/Mechanic skill sets. 

We did have a few people apply but none of them qualified. 

I bring too much to the table with my skill set so instead I just learn from reading and my favorite gurus on YouTube and of course, BiggerPockets podcasts.

if Not, how long would one have to rent out the personal residence (treat as a rental and hence a like kind) in order to then qualify as "like kind" for an exchange.My dad has a house in suburbs of Boston and isnt selling soon but would be good to know how to dispo if he wants to do a 1031 eventually...Any help from the BP congoscienti would be fantastic.Thanks in advance.

SDIRAs work well for real estate investors because they usually already have inherit skills and knowledge and this allows them to tap into their retirement funds and do what they do in a tax free/deferred account.

If they started after the crisis they probably have a great record but it is mostly a function of the rising market rather then than their unique skills.

You don't have the people skills to pull it off and therefore, need a different strategy.

Just curious - how does this money qualify as 'extra'?

Just another little pre-qualifier...I am currently working with a really good realtor but I'm on here asking because I value different perspectives and opinions.
