1031 from a PERSN'L RESIDENCE to Commerical MFR? Possible y/n?

Wanted to find out if one can 1031 from a personal residence to a Commercial MFR? I thought that was a no-no but perhaps it IS allowed?if Not, how long would one have to rent out the personal residence (treat as a rental and hence a like kind) in order to then qualify as "like kind" for an exchange.

My dad has a house in suburbs of Boston and isnt selling soon but would be good to know how to dispo if he wants to do a 1031 eventually...

Any help from the BP congoscienti would be fantastic.

    There should be no need to. If it was a primary residence for at least 2 of the last 5 years then 250-500k of gain should be excluded.
