Self Directed IRA Investing Scenarios

Hello everyone... I recently set up and have moved money into a Self Directed IRA. I initially thought I would loan money on a short term basis to a group that bought, rehabbed and sold properties, but discovered other opportunities once I networked with other local investors.

With a variety of investment options, I met with real estate attorneys regarding required documents and to figure out what their involvement would be with each investment.  I came away with a very strong feeling that they thought this type of investing was more risky than what it was worth.  Needless to say, this took the wind out of my sails.

Considering I'm just learning the self directed funding processes, I'm wanting to learn what scenarios more seasoned SDIRA investors have pursued that might ease me into the use of my funds.  I think I would be most comfortable with scenarios that have minimal legal involvement with a decent rate of return.  Examples of your favorites would be appreciated... along with the types of legal documents and expenses one should expect.

Risk is dependent on knowledge. It is usually best to invest in something you are familiar with. Self direction makes good investments better because they are tax free or tax deferred. 

It sounds like you need education prior to investing. What does your experience tell you? My family has been doing real estate for generations. I am comfortable with real estate. Others are good at stocks and bonds. Some of our clients are good with software and invest in private software ventures. Others know equipment and returns associated with the the machines. Invest in things you know and understand. If your not sure then get educated in a field that interests you. Take the anxiety and risk to a minimum and the returns to a maximum. Real estate, notes/mortgages, precious metals and private placements are the majority of our clients picks for investments. However we have clients who have tax liens, gas and oil rights, llamas, trees, etc. 

think of working within an investment group or real estate group to gain knowledge and experience.
