This will increase rehab costs and can sometimes blow final asking price out of proportion.

Since I have received the money from the government (the tenants have paid me 50% rent for a couple months) and at this point I am whole you would think I would advocate letting the government program play its course. 

It appears besides popping out and cleaning out the washable filters there are additional recommended maintenance in cleaning the coils and blow wheel etc. every so often.  

I personally would be looking for a deal now while people are busy with the holidays, after the new year business tends to blow up for me personally.

in most markets your going to blow 500 to 1000.00 just having an attorney review all the docs and most good ones wont even take a case like this not worth the clients time or their time. 

Most investors would advocate for the house hack investment to break even, meaning income covers all expenses, thus allowing you to live "free".

Others are huge advocates.

Also as a realtor I do not advocate the $100 flat fee realtors - you get what you pay for and it is NOT service nor your best interests protected.
